RENX: Anthem, BGO form first JV to develop Coquitlam apartments

Anthem Properties and BGO have launched their first joint venture to develop a purpose-built rental project at 1184 Inlet Street in Coquitlam, British Columbia. Located on a 2-acre site adjacent to Lafarge Lake and near SkyTrain, Douglas College, and Coquitlam Centre retail, the development will consist of two six-storey wood-frame buildings totaling 197 units from studios to three-bedrooms. Anthem will act as development, construction, and property manager, with construction set to begin immediately and completion expected by late 2027.

The buildings are designed to be approximately 50% more energy-efficient than 2018 BC Building Code standards using advanced insulation, glazing, air barriers, and energy-recovery ventilators. The project will feature about 3,025 sq ft of amenity space— including fitness facility, party room, dog-wash stations, bike and parcel storage, urban agriculture plots, BBQ areas, and an outdoor playground—plus 173 parking stalls and 196 storage lockers. The development reflects BGO’s Canadian Value-Add strategy and responds to strong demand for low-rise rental housing in Metro Vancouver’s Tri-Cities area.
