Toronto (September 15, 2026) – BGO, a leading global real estate investment manager and provider of real estate services, today announced the successful acquisition of two multi-family residential assets on behalf of an institutional investor: the remaining 50% interest in Pivot, a recently constructed 36-storey, 361-unit rental community in North York, Toronto, and The James, a 12-storey, 219-unit property in Victoria, British Columbia. Together, the investments reflect BGO’s conviction in high-quality, institutionally managed rental housing located near employment, transit and daily amenities in established Canadian markets.
Pivot provides exposure to newly constructed Class A rental housing in one of Toronto’s most established transit-oriented nodes, while The James adds a comprehensively modernized rental property in one of Victoria’s most supply-constrained residential neighbourhoods.

Completed in 2020, Pivot is located at 35 Greenfield Avenue at the intersection of Yonge Street and Sheppard Avenue and offers direct interior access to the Sheppard–Yonge TTC interchange and Yonge Sheppard Centre. The property is comprised of 361 suites and features a comprehensive amenity offering, including a fitness centre and yoga studio, outdoor terraces, resident lounge, shared workspace, dog run and pet spa. The client has held a 50% interest in Pivot since 2021, and this transaction consolidates its ownership of the property to 100%.
The James, located at 345 Quebec Street in Victoria’s historic James Bay neighbourhood, is a 12-storey property comprising 219 rental units. In 2020, the property underwent an extensive capital improvement program, including upgrades to major building systems, façade work, suite renovations, and fire and life-safety systems. Residents also enjoy access to an indoor pool, fitness centre, shared workspace and private courtyard, and is within walking distance of downtown Victoria and the provincial legislative precinct. The James will continue to be professionally managed by BGO Living, ensuring consistent, institutionally backed service for residents.
