Erfurt, Germany (April 29, 2025) - BGO, a leading global real estate investment manager, and Düsseldorf-based project developer PRODAC Industrial Real Estate have completed the new "Focus Logistics Park" in Nohra, Thuringia. Focus is strategically located between the trimodal freight hubs of Erfurt and Jena and offers wholesalers, logistics companies and parcel service providers a total of approx. 30,700 m² of warehouse space equipped for hazardous good storage with 30 dock levellers in three connected units. A further ca. 1,450 m² is allocated to office and social space and ca. 2,400 m² to the warehouse mezzanine.
The sustainably built Focus Logistics Park is located at Grunstedter Weg 7 in the immediate vicinity of the DHL Freight Postal Center Nohra. It is directly connected to the A4 motorway and to the Erfurt junction, providing access to the A71. The Erfurt freight hub, which is only 11 kilometres away, also provides good connections to all European economic markets with its rail terminals for combined loading traffic.
"Thuringia is one of Germany’s most dynamic logistics markets, with Erfurt emerging as a key hub for major consumer brands and retail supply chains. Yet despite strong demand, there’s a lack of sustainable, modern space near the freight terminal. That’s why we seized the opportunity to invest—delivering an energy-efficient, future-ready logistics solution in the heart of this high-growth corridor,” said Jürgen Diehl, Managing Director at BGO" comments Jürgen Diehl, Managing Director at BGO.
The logistics facility meets the highest requirements for energy efficiency and sustainability and is compliant with its EU taxonomy sustainable criteria. Certification by the German Sustainable Building Council (DGNB) to the highest building standard "Platinum" is being sought. On the roof of the Focus Logistics Park a large photovoltaic system generates green electricity, from which users benefit. The property is equipped with efficient air-to-air heat pumps, which allows to avoid the use of fossil fuels for heating or cooling, therefore relying only on renewable energy.
High-quality break rooms and outdoor facilities with well-being areas including table tennis facilities, lounges with barbecue area and a boules court contribute to a comfortable environment for employees. In addition, the Focus Logistics Park promotes biodiversity through its insect- and small-animal-friendly design with wildflower meadows and orchard trees.
"For the letting of the property we are in discussions with well-known companies that want to expand or consolidate in the area, as well as with local companies that need to expand their footprint. The units are designed to be multilet in addition to be leased to one tenant," explains Lars Zimmermann, Managing Director of PRODAC Industrial Real Estate GmbH, who is also the key contact for leasing.
"We would like to thank all the various team and stakeholders involved for the good cooperation and timely completion of the project," says Daniel Moritz, Managing Director of Modevconsult GmbH.
The "Focus Logistics Park" was built on an approx. 55,000 m² brownfield site, which was previously used by XELLA as a sand-lime brick plant. BGO acquired the property from Hagedorn Revital in May 2024 after it had been completely prepared for construction. After receiving the building permit in the first quarter of 2024, the general contractor Goldbeck International was commissioned with the construction work. PRODAC had mandated Modevconsult GmbH (Weinheim) as project manager with the control of the technical processes on site.
