LONDON (July 8, 2025) – BGO, a leading global real estate investment manager, announced today that it has secured its first tenants at Regent’s Wharf, a 111,000 sq. ft. reinvention of Victorian warehouses set along the Regent’s Canal in King’s Cross. These two lettings mark the next important milestone in the transformation of the historic King’s Cross campus, following its completion earlier this quarter. The transformation was led by Welput, BGO’s specialist real estate strategy focused on the development Central London office properties.
“The completion of Regent’s Wharf marks a major step forward for this reimagined heritage campus and the wider King’s Cross area. The calibre of companies choosing to make this their home — leaders in technology, design, and innovation — speaks to the enduring appeal of sustainable, design-led workplaces and underlines King’s Cross as one of London’s most vibrant and forward-looking commercial hubs,” said Merrick Baggallay, Managing Director, BGO. “We’re delighted to welcome Bending Spoons and Sordo Madaleno as tenants — a reflection of the campus’s growing reputation for tech and design excellence, which continues to attract a dynamic pipeline of creative talent and enterprise.”
Bending Spoons, the global technology company behind digital platforms such as Evernote, Meetup and WeTransfer, will establish its first UK office across the ground and first floors of Thorley Works. The move further cements the area’s reputation as a magnet for technology and innovation, at the heart of London’s Knowledge Quarter.
In a separate letting, Sordo Madaleno, the internationally acclaimed architecture and design firm responsible for landmark projects including Soho House in Mexico City and Madrid, will expand its UK presence with a studio on the ground floor of the Canal Building.
The first lettings reflect a growing trend among occupiers to seek out characterful, sustainable, and well-connected workspace that offers more than just a desk – prioritising design, employee experience and long-term flexibility. Regent’s Wharf meets these expectations with a blend of heritage and modernity, combining original warehouse architecture with high-performance workspace and meaningful outdoor amenity.
Developed by BGO, the scheme brings together a collection of restored industrial buildings reimagined for modern working, with a strong emphasis on sustainability, well-being and placemaking. The campus includes 17,500 sq. ft of outdoor space, such as rooftop terraces, canal-side balconies and private courtyards, designed to foster collaboration, connection and moments of pause throughout the day.
A total of 85,000 sq. ft. remains available, including fully fitted Cat A+ suites from 900 to 5,500 sq. ft. – ready for occupation from autumn – as well as larger Cat A floors of up to 11,200 sq. ft. for those seeking branded, bespoke workspace solutions.
Further tenant announcements are expected later this summer as interest continues to build in one of London’s most dynamic and well-connected districts. Learn more about Regents Wharf by visiting https://regentswharf.co.uk/.
