Founded in 2004 under the name Grafton Advisors, we have established ourselves as experts in Central London real estate. We are a focused and nimble team of property professionals, comprising asset management, investment, leasing, planning and development expertise and collectively have over 190 years industry experience.

We are uniquely positioned in the London market to offer the full suite of real estate services and are experienced in formulating and implementing both portfolio level and single asset strategies.

The team has completed in excess of £8 billion of transactions through a variety of structures and our well-established expertise in the London market allows us to source off-market opportunities and enhance value with an active approach to asset management.

We have delivered 3.3 million square feet of refurbishments and redevelopments across all sectors by identifying opportunities, assembling sites and taking them through planning, construction and letting in order to deliver a stabilized investment asset.

In addition to other projects, we manage WELPUT, the largest specialist unlisted Central London office fund with GAV of £840 million.

Planning and development

Our team has earned a reputation as a first class developer in Central London, delivering more than 59 new build and refurbishment projects, totaling 3.3 million square feet across all asset classes.

We manage developments from inception to completion: identifying the opportunity, assessing feasibility, assembling the site, securing planning consent, managing the construction process and finally leasing them to transform them into stabilized investment assets.

Development projects benefit from the team's extensive experience and long standing, high level relationships within London's planning environment assisting with the planning process.

We have been able to crystallize significant value gains and de risk business plans prior to construction by disposing of assets following the receipt of consent.
