Established in 2010, BentallGreenOak K.K. (BGOKK) is one of Japan's largest real estate investment management & advisory services firm in the value-add space, and has extensive experience providing property and investment management services to both BGO funds and separate accounts.

Our team's long-standing track record is reflected in the performance of BGO's Asia Real Estate fund series:

  • Fund I (2012-2014): $1.3B (USD) in Gross Assets Value, 2.06M Square Feet Managed, 82% in Tokyo, Osaka and Nagoya
  • Fund II (2015-2019): $2.7B (USD) in Gross Assets Value, 5.25M Square Feet Managed, 75% in Tokyo, Osaka and Fukuoka
  • Fund III (2019-2023): $5.2B (USD) in Gross Assets Value, 9.55M Square Feet Managed, 64% in Tokyo, Osaka, Nagoya and Fukuoka

Since its inception in 2014, BGO's Korean office has established itself as an active arm directly advising GreenOak Asia's value add funds and Asia's core plus funds as it pursues opportunities in the Korean investment market. To date, BGO's Asia Real Estate fund series has closed totaling approximately $1.7 billion (USD) transactions in Korea. BGO brings more than 20 years of investment experience in the Korean market, that enables our teams to maintain deep industry relationships and operate as a well-respected, top tier investor. Our embedded presence in South Korea allows us to provide relationship management services to institutional Korean investors for BGO's global businesses.

BGO commenced its India operations in 2017 and has quickly become a trusted partner for several leading real estate developers and institutional investors. Leveraging our deep relationships and market knowledge, we are able to offer comprehensive solutions across the value chain. We have advised our clients  on transactions in excess of $300 million, across real estate asset classes including residential, commercial, retail and hospitality. Transactions include outright sales of operational and under-development properties, monetization of land assets, debt financing and asset management.

BGO India has an operational structured credit platform through which we provide flexible growth capital to our developer partners.

BGO India is registered with the Securities and Exchange Board of India ("SEBI") as an "Investment Adviser" under the SEBI (Investment Advisers) Regulations, 2013.
