The Asia Value Add Series is a close-ended, value-add commingled fund series that targets investment opportunities in Tokyo and other major urban markets in Japan. We utilize our familiarity with the local markets to source and evaluate attractive investment opportunities, focusing on balance sheet restructurings and other distress-related factors that motivate sellers. Our Asia investment team has extensive execution experience across all real estate asset classes, allowing us to pursue complex situations and tailor capital structures to meet evolving market opportunities. BGO's US Daily Value Strategy ("Daily Value") offers the opportunity to invest in BGO's Diversified US Property Strategy, but with daily valuation and enhanced liquidity. The Europe Value-Add Series is a close-ended, value-add commingled fund series that targets investment opportunities located in major European markets. Drawing on broad experience, we seek to develop highly focused investment strategies targeting distress opportunities and deep value acquisitions in markets with solid underlying fundamentals. To date, we have pursued discrete strategies in the United Kingdom, Spain, Italy, France, Germany, the Netherlands, Belgium and Norway. MEPT

The MEPT Fund ("MEPT") is a core, open-end private equity real estate equity fund. The fund is advised by BGO and invests in a diversified portfolio of institutional-quality real estate assets across more than 25 major U.S. metropolitan markets. Founded in 1982, the Fund's research-driven investment strategy focuses on office, industrial, retail, and multifamily assets in U.S. primary markets and seeks to produce stable income and competitive risk-adjusted total returns. MEPT executes this strategy with a commitment to industry-leading environmental sustainability standards, socially responsible investing practices, and superior governance principles.

Prime Canadian Property Strategy

BGO's Prime Canadian Property Strategy is a diversified portfolio of properties that are primarily income-producing with strong underlying cash flows, located in major Canadian markets. U.S. Value-Add Series

Overview

The U.S. Value Add Series is a close-ended, value-add commingled fund series seeking to identify market dislocation and inefficiencies in major, coastal gateway cities where we can acquire underperforming assets in dynamic submarkets. We primarily target middle-market assets that can be acquired at discounts to replacement cost and will benefit from strategic repositioning and intensive asset management.

BGO U.S Cold Storage Partnership

Overview

The U.S. Cold Storage Partnership is a closed-end, ground-up development comingled fund seeking to capitalize on the under supply of modern, technology-enabled cold storage facilities across North America. We aim to deliver sustainable assets that provide ample flexibility for our tenant partners in targeted markets with attributes including but not limited to ports, food production, and pharmaceutical supply management near rapidly growing, underserved markets.

WELPUT

Europe/Core, Core Plus/CLOSED ENDED

Overview

WELPUT was formed in 2001 and is a specialist real estate fund which invests in Central London offices. WELPUT's objective is to invest in a portfolio of primarily office properties in Central London. This will be focused in the West End and Midtown, but will also include exposure to the City and other areas of Inner London. The portfolio currently consists of 9 assets which provide a balance of secure income and capital growth opportunities through refurbishment and development.

Overview

BGO Strategic Capital Partners has invested in real estate secondaries since its inception in 2002, navigating diverse economic and market conditions over multiple cycles. In 2014, BGO SCP launched its first dedicated secondaries fund, MREP Secondaries Fund, in response to the growing market opportunity for real estate secondaries. Its successor MREP Secondaries Fund II held a final closing in Q4 2018. Secondaries are also offered through separately managed accounts.

Our investment strategy encompasses both traditional secondaries, in which we purchase limited partner interests in funds, and GP-led recaps of individual assets or portfolios. This flexibility gives us a variety of ways to create liquidity and capital solutions for the existing investors in real estate deals. We look for attractive entry points into assets fitting our global investment themes and the opportunity to partner with strong GPs on their business plans moving forward.

We source secondaries by leveraging our integrated investment platform, team of secondary industry pioneers and broad manager network.

Co-Investments

BGO Strategic Capital Partners has been pursuing direct property co-investments alongside its managers since 2008. In 2014, BGO SCP launched its first – and the market’s first – dedicated co-investments fund, MREP Co-Investments Fund, to provide investors with more targeted access to global co-investment opportunities. Successor MREP Co-Investments Fund II reached its final closing in Q2 2020. Co-Investments are also offered through separately managed accounts.

Our investment strategy is to partner with leading middle-market managers on both single asset acquisitions and larger programmatic transactions. This flexibility allows us to serve as a capital solution for managers seeking to acquire assets requiring excess capital sources, accelerated closing timelines, and fund concentration management. We look for well-located assets fitting our global investment themes and the opportunity to establish longstanding relationships with strong managers.

We source co-investments by leveraging our integrated investment platform, deep bench of professionals who have direct real estate investment experience and broad manager network.

Overview

In addition to the BGO SCP flagship fund series, BGO SCP utilizes the team’s broad capabilities and the natural synergies stemming from its three complementary strategies to create customized real estate programs. Mandates are tailored by strategy (primaries, secondaries and co-investments), geography, risk/return profile and property types, among other themes, and offer varying degrees of investment discretion, allowing the investor to be involved in the investment decision-making process, as desired. We work collaboratively with our clients to meet their investment objectives.
