A previously approved 12-storey office building at 58 Atlantic Avenue in Liberty Village has been completely reimagined as a 51-storey purpose-built rental tower, reflecting shifting market dynamics in downtown Toronto. The new design, submitted by BGO and planned by BDP Quadrangle, now emphasizes rental housing over office space, offering 514 rental units including studios, one-, two-, and three-bedroom layouts, plus 30 affordable units. The proposal retains and adaptively reuses the heritage building at 25 Liberty Street, adding a contemporary three-storey overbuild to create a distinctive architectural pair on the block.
The project site spans a full city block and includes redesigned public realm improvements, such as a pedestrian mews and privately-owned publicly accessible space (POPS). It also plans underground parking and ample bike parking to support transit-oriented living near Exhibition GO Station and the future Ontario Line 3 Exhibition Station, with strong cycling and streetcar connections into the broader downtown. The shift from office to residential use signals the evolving priorities for Liberty Village, where demand for purpose-built rentals continues to grow.
