BGO and Seyon acquire 130,000-square-foot industrial portfolio in Marlborough, Massachusetts

Boston (August 18, 2026) – BGO, a leading global real estate investment manager, and Seyon, a Boston-based, vertically integrated investor, owner and operator of industrial real estate, today announced the acquisition of a two-building, 134,413-square-foot industrial portfolio in Marlborough, Massachusetts, within the Boston metropolitan area. The acquisition continues to expand an existing relationship between BGO and Seyon focused on industrial investments in the Northeast US.

The portfolio comprises 261 Cedar Hill Street and 753 Forest Street, two single-story shallow-bay industrial buildings located in the I-495 West submarket. The properties total approximately 59,404 square feet and 75,009 square feet, respectively, and the portfolio is currently 100% leased, reflecting the properties’ flexible configuration and established position within a high-demand market for logistics. Both buildings feature functional layouts suited to a range of industrial, technology and advanced-manufacturing users. Together, the properties provide 17 dock doors, four drive-in doors and 353 parking spaces.

BGO and Seyon plan to undertake targeted capital improvements across the portfolio and actively manage leasing and tenant engagement. Seyon Management will provide day-to-day property management and construction management services for the joint venture, building on its existing management relationship with BGO.

“The Marlborough portfolio is a strong addition to our Greater Boston industrial footprint and reflects our continued focus on flexible, well-located assets that can serve a broad range of users,” said Kevin Yen, Principal, BGO. “We are pleased to expand our relationship with Seyon, whose local market knowledge and operating capabilities complement BGO’s investment platform as we work together to enhance these properties over the long term.”

“We are excited to expand our partnership with BGO through the Marlborough portfolio,” said Bryan Blake, Co-Founder and Managing Partner of Seyon. “These are well-located, functional industrial assets in a market we know well, and we look forward to applying our operating and leasing capabilities to create value across the portfolio.”

The portfolio is located within Metro West’s established technology and advanced-manufacturing corridor and offers convenient connectivity to I-495 and the Massachusetts Turnpike. The location provides access to Greater Boston’s workforce, customer base and regional transportation network while serving occupiers seeking smaller and mid-sized industrial space.

The acquisition continues BGO and Seyon’s existing partnership in Greater Boston. The firms previously partnered on the Mansfield Portfolio, a seven-property industrial investment acquired in 2021.
