BGO delivers its most sustainable logistics development in the UK with BREEAM ‘Outstanding’ and EPC A+ ratings

London, UK – (August 25, 2025) – BGO, a leading global real estate investment manager and provider of real estate services, and its development partner, Equation Properties, today announced the practical completion of one of the most sustainable logistics developments in the United Kingdom. The 350,000 sq. ft. scheme, located in Longmoor, Hampshire—just 30 minutes south of London’s M25 arterial motorway—has achieved both BREEAM Outstanding and EPC A+ ratings, setting a new benchmark for sustainability in BGO’s UK portfolio.
The project, which involved the redevelopment of a derelict storage facility formerly occupied by the Ministry of Defence, demonstrates BGO’s commitment to delivering high-quality, environmentally responsible logistics assets that serve both occupiers and communities. Situated within the South Downs National Park, the scheme was designed with a deep sensitivity to its surroundings and a forward-looking approach to sustainability.
Key sustainable features include:
- Energy: Installation of 4,010 m² of solar PV delivering forecast savings of £162,000 per annum for future occupiers and reducing CO₂ emissions by 336 tonnes annually; VRV heat recovery systems; air source heat pumps; enhanced U-values to reduce consumption; and comprehensive sub-metering to allow real-time energy monitoring.
- Health & Wellbeing: Enhanced external landscaping and amenity spaces, including living walls and outdoor fitness equipment.
- Transport: Dedicated cyclist facilities with storage, showers, and lockers; priority car-share parking; multiple EV charging points; safe pedestrian/cyclist access; and a new bus stop linking the site to local public transport.
- Water Consumption: A rainwater harvesting system to irrigate landscaped areas and green living walls, reducing potable water consumption across the site by 40%. Leak detection and flow control systems further minimise wastage.
- Landscaping & Ecology: Integration of protected acid grass areas, a managed woodland, and four green living walls across both buildings, enhancing biodiversity and supporting the site’s unique location within the South Downs National Park.

BREEAM Outstanding is the highest possible rating under the BREEAM certification system (Building Research Establishment Environmental Assessment Method), which is one of the world’s leading sustainability assessment frameworks for buildings. EPC A+ is the highest rating on the Energy Performance Certificate (EPC) scale in the UK, and it signals exceptional environmental performance for a building, with particular focus on energy efficiency and carbon emissions.
