Madrid, 23 September 2026. – Carabanchel is entering a new phase of urban, cultural and residential transformation. Against this backdrop, Dazia Capital and BGO will develop a 162-home residential project at Vía Lusitana 21, designed to support the district’s transformation and respond to the neighbourhood’s evolving needs.
Vía Lusitana 21 will be developed through the joint venture established by Dazia Capital and BGO in Madrid to invest up to €500 million in the Spanish residential market. Dazia Capital will participate as co-investor and will be responsible for the management and development of the project, which will be marketed under Darya Homes, its residential development brand.
In recent years, Carabanchel has strengthened its creative and cultural profile, supported by a growing ecosystem of artists’ studios, galleries, workshops and design spaces, as well as initiatives such as Distrito 11. This momentum, together with a number of initiatives to improve public spaces and restore existing buildings, is opening a new chapter for the district while preserving its distinctive identity and strong sense of community.
Vía Lusitana 21 has been conceived at this moment of change. As Daniel Mazin, CEO of Dazia Capital, explains:

Architecture and design for the new Carabanchel
The project will be designed by GCA Architects, the Barcelona-based architecture and design studio with extensive experience across residential, hospitality and corporate projects. Its portfolio includes Ausiàs March, recognised at the 2024 NAN Architecture Awards; Royal Mansour Tamuda Bay in Morocco; and Edificio Faro in Madrid.
The scheme will feature contemporary architecture in which landscaping will serve as a unifying element, extending from the landscaped communal areas to the building’s façade and helping integrate the development into its surroundings. Dazia Capital is also exploring potential collaborations with universities and other organisations within the creative sector, including the possibility of organising a competition to incorporate interventions related to landscaping, design or art.
The development, which aims to become a benchmark residential scheme for the neighbourhood, will feature more than 200 square metres of landscaped gardens, an outdoor swimming pool, a padel court, a gym and a wellness area. It will also include a 170-square-metre communal rooftop terrace with views over the Madrid skyline.
Located opposite Parque de la Emperatriz María de Austria and approximately a 12-minute drive from Retiro Park, Vía Lusitana 21 will comprise 162 one-, two- and three-bedroom homes across nine floors, with a total built area of 14,460 square metres. Every home will include a terrace, parking space and storage room.
The joint venture has already acquired the property, and the launch of sales will be announced shortly. BNP Paribas Real Estate advised the seller on the transaction, carrying out the strategic analysis of the asset and supporting the client throughout the competitive process, from its launch to the market through to completion of the transaction.
