BGO and PRODAC receive building permit for development of modern and sustainable OAK Logistics Park in East of Munich

Dorfen, Germany (October 1, 2025) – BGO, a leading global real estate investment manager, and Düsseldorf-based project developer PRODAC Industrial Real Estate, have received the building permit for their latest joint project, the “OAK Logistics Park” located in the East of Munich.
Scheduled for completion in the third quarter of 2026, OAK Logistics Park will offer prospective tenants a modern warehouse with a total area of 19,190 m² – including 17,341 m² of warehouse space, 901 m² of mezzanine space, and 948 m² of office and social space. The asset is divided into two units ranging from approx. 6,519 m² to 17,341 m² GFA.
The logistics park, located at “Alte Ziegelei,” is being built on a 33,000 m² brownfield site in the town of Dorfen. The scheme will meet the highest standards of energy efficiency and sustainability and comply with the EU taxonomy sustainability criteria. Furthermore, a DGNB Platinum building certification is being targeted.
“The Munich region is characterized by high demand and, at the same time, severely limited supply. We are therefore all very pleased that we have been able to secure this property with excellent transport links in the affluent suburbs of the Bavarian capital in order to build a high-quality warehouse asset,” explains Jürgen Diehl, Managing Director, BGO.
Future users will benefit from the green electricity generated by a large photovoltaic system on the roof. In addition, the property will be equipped with efficient air-to-air heat pumps. These will allow avoiding the use of fossil fuels for heating or cooling and use only renewable energy.
The town of Dorfen is located in close proximity to the A 94 motorway (1 km away) and is connected to the A92, A9, and A8 motorways via this route. Particularly noteworthy is its proximity to Munich Airport and the Riem transshipment station, a modern freight multimodal logistics terminal with direct rail connections that serves as a central hub between northern and southern Europe. This enables climate-friendly and efficient freight transport by rail in all directions. In addition, the railway line between Dorfen and Munich has been integrated into the Munich Transport and Tariff Association (MVV) since 2025, and public transport passengers now only need 32 minutes to reach Dorfen from Munich.
"The greater Munich area has been characterized by full occupancy for years. This makes the interest in establishing this premium product in a contiguous area of this size even stronger. The new building will be constructed on a speculative basis, and initial discussions with potential users for a single unit or the entire property are already underway," explains Lars Zimmermann, Managing Director of PRODAC Industrial Real Estate GmbH, who is also the central contact person for leasing.

The general contractor LIST Bau has been commissioned to carry out the construction work. PRODAC has commissioned the project manager Modevconsult GmbH (Weinheim) to manage the technical processes on site.
“Following the demolition of the existing building, construction will start shortly – we are fully on schedule for the timely completion of the logistics property,” reports Daniel Moritz, Managing Director of Modevconsult GmbH.
BGO acquired the approximately 33,000 m² site from a local company.
